Laity Farm is based in Cornwall and consists of a mixture of agricultural and residential properties. The buildings include the main house, a barn and lean to structures. Our client, the owner, is undertaking a refurbishment project to rooms at the rear of the house. The initial phases of the project were already underway, so a fast response and a quick turnaround on the survey results and report were required.

Consultancy Advice

Initial discussions with our Deputy Technical Manager confirmed that a tailored strategy to the survey would be needed. To effectively manage asbestos throughout the site, an asbestos management survey was deemed suitable for most areas. After reviewing client supplied plans and a site walk through, specific areas that required a refurbishment survey to be completed were agreed.

Asbestos Survey & Testing

During the completion of the management survey, our asbestos consultant assessed everything that can be seen, without dismantling the fabric of the buildings. A refurbishment survey is more intrusive and ensures that as far as reasonably practicable, all asbestos containing materials (ACM’s) are identified. This, more thorough survey type was required to all areas where the development works were planned and ensured that:

  • nobody would be harmed by work on ACM within the premises; and
  • that work completed would be done by the right contractor, in the right way.

Our asbestos surveyor collected samples in line with HSG: 248 guidance. Once the survey was complete, the samples were transported back to our in-house, UKAS accredited testing laboratory. We were able to prioritise the samples from the barn roof and confirm a verbal result for the asbestos testing within hours of attending site. This enabled our client to make arrangements for the safe disposal of the asbestos within it. It also prevented any delays to the work that was scheduled.

Survey Report

The survey report is detailed and includes an asbestos register, survey data sheets, a table detailing the areas assessed, analysis certificates and plans of the site. Our client is informed and holds all required documentation to inform their next steps and effectively manage asbestos at their site.
